GHN Real Estate was founded by Gary Singh on a simple observation: the bigger the transaction, the worse the advice tends to get. Listings priced to flatter rather than to sell. Buildings marketed with adjectives instead of underwriting. Clients pushed toward whatever closes fastest.

Gary chose to build the opposite — a private-client real estate company where commercial discipline sets the standard for everything. Every asset that crosses the desk, from a logistics park to a family estate, is underwritten before it is described. Every recommendation is one he would act on with his own capital.

Commercial property is the forte. A Commercial REALTOR® with MaxWell Commercial, Gary works in rent rolls, cap rates, covenant quality, and the patience that investment-grade deals demand. That same rigour sets the standard on every residential file.

The firm stays deliberately lean. Fewer mandates, taken seriously, handled personally by Gary — no hand-offs, no churn, no noise. Serving Edmonton, St. Albert, Sherwood Park, Beaumont, Fort Saskatchewan, and Leduc.

02Principles

Four things
we won’t trade.

i.

Candour

You will hear the real number and the real risk — before you’re committed, not after. If a deal shouldn’t happen, we say so and walk you back from it.

ii.

Discretion

Your holdings, your plans, and your name stay private. Quiet processes are not a luxury at this level — they are how value is protected.

iii.

Rigour

Every opinion is underwritten. Comparables, income, absorption, replacement cost — documented well enough to defend in front of any lender or buyer.

iv.

Patience

The right transaction beats the fast one. We are paid to maximize your position, and sometimes that means advising you to wait.

v.

Craft

From valuation documents to photography, everything that carries the GHN name is built to a standard — because presentation is part of price.

The result is simple:

clients who return.

Candour
The real number, before you commit
Discretion
Quiet processes protect value
Rigour
Every opinion is underwritten
